Industrial Park Belgrade

IPB was founded in 2007 with the aim of developing and constructing modern logistics centers in the industrial zone 5.1. in Šimanovci.

About Us

IPB is directly located along the E70 highway, with no toll payment required when approaching from Belgrade. It is connected to the Belgrade bypass, situated 10 km away from Belgrade Airport, 20 km from Belgrade, and 30 km from the Port of Belgrade.

In the immediate vicinity of IPB, you will find the industrial zone Šimanovci, home to many international companies such as Mercedes, Man, Sika, Atlantic Group, DHL, Milšped, BOSCH, and others.

In addition to well-developed road infrastructure, the Industrial Park Belgrade also boasts fully developed communal infrastructure.

There are no residential, educational, or recreational facilities in the proximity of the IPB zone. The land is registered in the land registry as 100% ownership of the company (not subject to nationalization, with no restitution issues) and is categorized as construction land (successfully reclassified from agricultural to construction land).

The total land area owned by IPB is 175 hectares, 48 ares, and 64 square meters.

2015. IPB completed the construction of its first warehouse facility – IPB 01 – with a net area of 11,396.34 sq m and a gross area of 12,080.77 sq m.

2016. the second warehouse facility was completed – IPB 02 – with a net area of 11,192.08 sq m and a gross area of 11,514.44 sq m.

2017. the third warehouse facility was completed – IPB 03 – with a net area of 7,052.32 sq m and a gross area of 7,244.30 sq m.

2018. IPB completed the construction of the fourth warehouse facility – IPB 04 – with a net area of 15,771.25 sq m and a gross area of 16,212.16 sq m.

2020. the fifth warehouse facility was completed – IPB 05 – with a net area of 15,792.50 sq m and a gross area of 16,200.35 sq m.

2022. IPB completed the construction of the sixth facility – IPB 06 – with a net area of 11,856.24 sq m and a gross area of 12,070 sq m.

2023. the seventh facility was completed – IPB 07 – with a net area of 13,928.71 sq m and a gross area of 14,089 sq m.

All seven constructed facilities have been leased to tenants.

THE BUILDING PERMIT for the eighth facility – IPB 08 – with a net area of 35,971.43 sq m on a land plot of 6 hectares, 92 ares, and 11 m2, was obtained on December 29, 2022.

UNDER CONSTRUCTION The ninth facility – IPB 09 – is in the construction phase, with a net area of 27,579.71 sq m and a gross area of 28,002.14 sq m. The completion of the works is expected by the end of 2024.
