The company I.P.B. – Industrial Park Belgrade was founded in 2007. with the goal of developing and constructing modern logistic centers in the industrial zone 5.1 in Simanovci.

IPB is directly adjacent to the E70 highway, without the need to pay any tolls from the direction of Belgrade. It is connected to the detour around Belgrade, it’s 18km away from the Belgrade airport and 30 km away from the city of Belgrade.

In IPB’s immediate surroundings is located the industrial zone Simanovci in which many international companies are positioned, such as Mercedes, Man, Sika, Atlantic group, DHL, MILŠPED, BOSCH, LogiStar etc. 


Beside the developed road infrastructure, Industrial Park Beograd has a completely developed communal infrastructure which is equiped with its own high capacity substation for producing electricity. Also, IPB has a developed gas infrastucture and a modern optical cable which completely satisfies all communication demands.

There are no residential, school or recreational facilities in the vicinity of IPB zone, the land is registered in the land registry as 100% owned by the company (it is not subject to nationalisation and has no restitution issues) and is being managed as construction land (it has been successfully recategorized from agricultural to construction plot).

Total land size in the ownership of IPB is 175ha 48a 64m2.

Development:

In 2015. IPB completed the construction of its first warehouse facility – IPB 01 – with the net area size being 11.396,34 m2, and gross area being 12.080,77 m2. 


In 2016. the second warehouse facility was completed – IPB 02 – with the net area of 11.192,08 m2, and gross area of 11.514,44 m2. 


In 2017. the third warehouse facility was finished – IPB 03 – 7.052,32 m2 in net size, and 7.244,30 m2 in gross size.

In 2018. IPB completed the fourth warehouse facility – IPB 04 – with the net area of 15.771,25 m2, and gross area 16.212,16 m2.

In 2020. the fifth warehouse facility was completed – IPB 05 – 15.792,5 m2 in net size, and 16.200,35 m2 in gross size.

In 2022. IPB completed the construction of the sixth facility – IPB 06 – The net area of IPB 06 is 11,856.24 m2, while the gross area is 12,070 m2.

In 2023. the seventh facility – IPB 07 – was completed. The net size is 13.928,71 m2, while the gross size is 14.089 m2.

All 7 constructed facilities have been leased to tenants.

Construction permit for the eighth facility – IPB 08 – of 35.971,43 in net size, on the land plot of 6 ha 92 a 
11 m2, was obtained on 29th of December of 2022. 


UNDER CONSTRUCTION. The facility – IPB 09 – is currently in the process of project development. It will amount to 27.579,71 m2 of net area and 28.002,14 of gross area. The completion of the works is scheduled for the end of 2024.
